Access Statement

This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all of our guest.

Situated on the outskirts of Weston-Super-Mare in the Parish of Locking, is our Grade II listed Farmhouse, perfect as a stopover to or from Cornwall/Devon as we’re just 5 miles from Weston-Super-Mare (although you’d be pushed to believe it once you’re here!)  The Farmhouse is nestled into the side of Historical Motte & Bayley (Locking Castle) which enables us to be sheltered from the worst of the weather. 

We offer two bedrooms with ensuite facilities but do have an additional room (Little Loxton) that often serves as a fantastic Children’s room enabling you to have your privacy but them being close by for peace of mind.  Due to the nature of the property & its period listing we are unable to offer any rooms on the ground floor.  For breakfast we offer a wide range of options and will always cater for any dietary requirements, but it is worth discussing with us your individual needs when booking.

Pre Arrival

We hope that you can find all the answers to any questions on our website, for example we have detailed directions as well as links to area maps to help you locate us, however we appreciate that the ongoing development in and around Weston can make our little Farmhouse tricky to find, please do phone us on 01934 820511 if you can’t locate us and we will give you directions in or if easier we’ll come out to find you and escort you in.  Most up to date SATNAVs should find us however, please use BS24 7NA when programming them.

Our closest railway station is Worle, this is approximately 3miles away but due to the size of the station not all large trains stop here, Weston-Super-Mare train station is 5 miles away and the trains run here more frequently, with Taxi’s and Buses running from there most hours of the day. The nearest bus stop is in West Wick which is around 2 miles away.  There is no shelter or seating.These run every twenty minutes to the Town centre and Weston train station.  The Drove doesn’t have pavements, but is a quiet road.

Car Parking & Arrival

We are very fortunate to offer plenty of off road, private parking free of charge. The carpark is loose gravelled with tarmac and cobbles in areas. We don’t restrict where you park, if you prefer to park by the trees for shade then please feel free to do so, but we do ask not to obstruct the doors to the coach house as 24 hour access for farm machinery is required. One request we can provide a lockable garage if you are travelling by motorbike etc. We can also provide electric to those of you who require this for business use (such as chilled trailers) please ask upon booking.The main parking spaces are approximately 10 metres from the front door. The pathing at the front of the house is concrete. We have several solar operated lights around the property, two sensor operated lights lighting the carpark as well as two lights on the side of the house that remain on, there is no street lighting near the property. However, if additional lighting is required if checking in after dark we do have a number of torches that can help, again just ask and we will support you with settling in.Assistance can be given with luggage.

Welcome Area

Guests are welcomed in the hallway, which is carpeted and level throughout.  Where we will greet you before showing you to your room/rooms. 

Seating is available in the Guest Lounge to the right of the entrance Hall, there are two large sofas, a window seat and armchair to use if and when you wish.  The floor in there is floor boards with a carpet rug in the centre,  there is a slight step into this room.

Bedrooms

Our website has video footage and photographs of the interiors and space of our rooms, we feel this gives an insightful look at what we offer.
However, if you require dimensions.  Both Loxton (1) & Mendip (3) have king size beds, both rooms are on the first floor which are only accessible by the stairs.   The bedroom doors are above average in size, weighted due to fire regulations.

Furniture is minimal but homely in both rooms enabling them to feel spacious but without losing any home comforts, we are more than happy to rearrange furniture to assist with access.  Mendip room is a metal frame bed where Loxton is a Duvan.  Ceilings are high.

Rooms are light and airy, with bedside lighting, lamps as well as over head lighting.  An additional reading lamp can be arranged on request.

All the rooms offer, walls and doors, short pile carpet, all bedding is non feather (though feather pillows available on request) digital televisions with remote control, subtitles and audio facilities, alarm clock, tea and coffee facilities.
Check in happens in your rooms, we ask that you complete the menu & registration document in your own time once you have made yourselves comfortable.  We will ensure you are familiar and happy with emergency escapes, we’ll familiarise you with the rooms and the facilites as well as drawing your attentions to the information folder in the room that should answer any questions you have (this also has wifi codes) however, if you need to speak to us at any time

En-suite Shower Rooms

Both rooms are ensuite, there is a small step into the ensuite bathrooms which is approx 25cm in height, the ensuites are recently refurbished, they are light and spacious. The towel rails are electric and the switch for this will be highlighted to you in your welcome, but they are located just outside the ensuite door.
The Toilet is 400mm high, The wash basin is approximately 800mm, they have hot and cold taps.  Liquid hand soap is provided but bars of soap are available on request.

NO grab rails etc are provided in the ensuites.  The flooring is tiles, with removable bathroom mats.
The shower has sliding doors but is double width,  they have electrical overhead lighting as well as lights over the bath room mirrors. Fresh white towels are provided, in a range of sizes.  Shelving is also provided as well as a few basic toiletries.

Public Areas- Halls, Stairs, Landing, Corridors.

All public areas are carpeted, there is lighting in the hallways which is ceiling lighting.  There is emergency lighting throughout the property.There is shortpile contrasting carpet in the halls, landings and stairways. There is a handrail on both sides of the stairway, it rotates to the left. 

Public Area- Lounge

The guest lounge is on the ground floor, it has a small step into it from the hallway.  The flooring is floorboards, there is a large central rug. There is a three seater leather sofa as well as a large two seater fabric sofa in the lounge, an armchair as well as a window seat. There is a digital television with DVD player, dvds, in the sitting room as well as a Playstation, selection of games, board games, books, puzzles and biro train track for the family. There are a number of lamps in this room, over head art deco chandilier and amazing large windows that look out onto the front garden.

Dining Room.

Guests are welcome to use the dining room at other times of day from breakfast, breakfast is served from 7-9am, details and menus are in the rooms and we ask that you select the night before leaving requirements etc in the hallway.

There are a number of tables and chairs in the dining room, accessibility is good, but we will always move it around to ensure you have space.

Lighting is from natural light, we also have additional central lighting. We welcome you to use the facilities when you need to, as although we don’t do evening meals we often have guests picnicing at the dining room table, we are happy to provide cutlery and china for you to do so. There is a Fridge in the dining room tucked behind the door, where you will find fresh milk, chilled bottle water.  We encourage guests to use the fridge if they have items they wish to keep chilled.

The flooring is floor boards, the door is wider than usual but again has self closing hinges.
Breakfast is served, menus provided in rooms, and on the tables.  There are options of different teas, coffees, fruit juices and breads, these are listed on the blackboard in the dining room or will be highlighted when Emma or Sue greet you when you arrive for breakfast.

As well as the Daily menu, we also offer Cereals, Fruit Salads, Yogurt, Fresh Fruit etc that you are welcome to help yourself to. 

Breakfast is cooked to order, we will always cater for special dietary requirements but it is advisable if you notify us at time of booking as we usually buy specifically for your requirement or adjust the menu especially.

Additional Information

We strive to make our Farmhouse feel like a home from home, we take pride in making you feel at home and are happy to provide afternoon tea in the garden if you require it.  Cream Tea can be ordered in advance. 
We welcome Families with young children, we have a few of our own so can usually cater for any need that may arise, we have a selection of toys that can be made available as well as the microwave, steriliser etc if you need them.  Highchairs, Travel cots etc can also be provided if you need them.
Iron & Ironing board, please just ask.  They are located in the kitchen, but do ask that they remain in the Dining room as they like chipping off our paint on the stairs.

If you don’t have something you need, please ask. 

A&E is approximately 5 Miles away in WSM, follow signs to Weston.

Free wifi for all guests, details are provided in the room information booklet.

There are a list of current and nearby attractions in all rooms, we have also included examples of our favourite places to eat.  If you would like details on something we’ve not included just ask.

Future plans

We are currently in the middle of updating our Loxton room, new curtains to come shortly... as well as stripping back all the woodwork in the communal hallways and repainting, but this will be done out of season so we apologise at the work in progress appearance.  The website of course will be updated to show you how lovely it all looks after the work.

We are also hoping to offer some homegrown and homemade produce for you to buy to take with you to your next location, whether its home or onto the next stop of your holiday.  We hope to have Locking Head Eggs, Homemade cakes and preserves to buy.  We will also be trialling a tea rooms on occasional weekends in 2014 so do ask when booking.
